Do I need Building Regulations approval to replace a front door?
Yes. In England, replacing an external door is controlled work under the Building Regulations. The new door must meet the energy limits in Approved Document L, with a U-value of around 1.4 W/m²K, and be signed off by a competent person scheme or by local authority building control.
Who can sign it off?
An installer registered with a competent person scheme can self-certify and issue the certificate. Without one, a building notice must go to the local council, who inspect the work. Supply-only buyers should confirm who holds the certificate.
Does Approved Document Q apply to a replacement?
No. Approved Document Q on security covers new dwellings, so replacement doors fall outside it. Customers may still ask for PAS 24 tested doors for insurance or security reasons.
Are there exceptions?
- Replacing only the glass is generally outside the thermal rules
- Scotland, Wales and Northern Ireland have their own regulations
- Listed buildings and conservation areas may need further consent
