How big can a porch be without planning permission?
A porch can have up to 3 m² of external floor area and be up to 3 m high without planning permission, as long as no part is within 2 m of a boundary with a highway. Anything bigger, taller or closer needs permission. Flats, listed buildings and some designated areas have tighter limits.
What are the permitted development limits?
- Maximum 3 m² of external ground area
- Maximum height 3 m
- At least 2 m from any boundary with a highway
Does a porch need Building Regulations approval?
Usually not. A porch at ground level under 30 m² is normally exempt, provided the glazing meets safety rules, the porch is thermally separated from the house, and the house heating does not extend into it.
When does a porch need permission?
When it exceeds those limits, when the house is a flat or listed, or when Article 4 directions or designated land apply. Local authorities can confirm, and a lawful development certificate puts it in writing.
