Do I need permission to put a solid roof on my conservatory?
Building Regulations approval: yes. Planning permission: usually no. Swapping a glazed roof for a solid one generally ends the conservatory exemption, so the job needs building control sign-off for structure, insulation and ventilation. Planning is only needed if the change breaks permitted development limits, or the property is listed or in a designated area.
Why does a solid roof need Building Regulations approval?
Once the roof is no longer mainly glass, building control treats the room like an extension. The new roof must carry its weight, reach about 0.16 W/m²K and manage moisture.
When is planning permission needed?
- The change significantly alters the roof’s look, such as polycarbonate to solid tiles
- The height or footprint goes beyond permitted development limits
- The property is listed, or sits in a conservation area or other designated land
- An Article 4 direction removes permitted development rights
What should the installer check first?
Check the frame, dwarf walls and foundations can take a heavier roof. Tiled systems weigh far more than glass. Agree the approval route with building control before ordering.
