Does replacing just the glass need Building Regs?
Usually not. Council guidance generally treats Building Regulations as applying to replacing whole windows and doors, not to swapping individual panes within an existing frame. The new glass must still meet safety glazing rules, and the work must not reduce ventilation or escape openings.
What rules still apply to glass-only jobs?
- Safety glazing is needed in critical locations, such as glass in doors and low windows.
- Trickle vents, escape openings and opening sizes must not get worse than before.
- Glazing in escape windows must still allow escape.
When does it become notifiable?
Fitting a new frame, sash or door changes the job. Replacement windows and doors are controlled fittings, which means certification through a competent person scheme or a building control notice. Glass-only is the exception.
What should trade buyers do?
Check with the local building control body if the job is unusual, such as a listed building or a change of glass type. Council policies and wording vary, so a quick check protects you. Keep a record of the glass specification and any safety marking for the customer.
