Does a French casement count as a fire escape window?
Yes, it can. A French casement, a pair of sashes with no fixed mullion, often gives a large clear opening that meets the escape rules of at least 0.33 m², with 450 mm minimum height and width. It must be measured with the sashes open, and the cill height must suit.
What decides whether it counts?
- Clear unobstructed opening of at least 0.33 m² when open
- At least 450 mm in both height and width
- Bottom of the opening between 800 mm and 1100 mm above floor level
- No fixed mullion or transom that reduces the opening
Which rooms need escape windows?
First-floor habitable rooms, and ground-floor habitable rooms that do not open directly onto a hall leading to an exit, up to 4.5 m above ground.
What should you confirm before ordering?
Measure the clear opening with the sash open at its restricted angle, not the frame size. Confirm any lock type allows quick opening with building control. See our French casement windows. Where the opening falls short, an egress hinge may recover enough width to comply.
